St. Jacobs Meadows Residential Community Inc. (SJMRCI) is nestled in the quaint village of St. Jacobs, Ontario.

SJMRCI was created for people 50 years of age and over living within Woolwich Township, and secondarily for those outside of Woolwich but within the Region of Waterloo. We are not connected with any religious institution. We are incorporated as a not-for-profit corporation in the Province of Ontario.
SJMRCI is built on 4.3 acres of land previously owned by an apple juice factory. It had its beginning when the idea was presented at a Prayer for Christian Unity breakfast in the village in 1994.
We are not a condo or freehold property. We, together, share ownership in common of all the assets. We, as Members, have entered into a Right To Occupy Agreement with the Corporation which gives us the privileges and responsibilities specific to a designated unit that has its own financial value. We are aware that we are not eligible for a mortgage because of the nature of ownership.
St. Jacobs Meadows consists of 38 grade level units with main-floor square footage ranging from 943 to 1497. All have basements and garages and some have lofts. The monthly common and reserve fund fees are based on the main-floor square footage of each unit. Occupancy of each unit is limited to 2 people.
There is also a functional Meadows’ Centre for SJMRCI community activities and private parties.
We have Special, General and Annual Membership Meetings. We value and encourage participation in meetings where reports are heard and decision-making takes place as to how we can best operate in fair and intentional ways to maintain a respectable quality of life and community spirit.
We have an organizational structure that includes four Standing Committees – Finance, Interviewing, Property, and Quality of Life – on which volunteers serve. We value and encourage involvement as volunteers in some of the day-to-day care and maintenance of our property and facilities, and the management of our community. (Snow removal, lawn care and maintenance projects are contracted out and paid from our common fees.)
We require that interested persons participate in an initial meeting where an overview is provided. If interest continues, detailed documents about our community are provided to scrutinize and return.
We have an Interviewing Committee who will meet with those wanting to be Membership Candidates. Following the interview and the payment of a $100.00 fee, the Committee makes a recommendation to the Board.
Upon acceptance by the Board, the fee is retained and the applicants’ names are put at the chronological end of either Category One (Township of Woolwich) or Category Two (outside of Woolwich but within the Region of Waterloo) List.
When a unit becomes available, those on the Category One List are notified first. If the unit is not transferred, those on the Category Two list are notified.
An annual fee of $10.00 is required to remain on this list.
Values for units are at market value.
When offers are made, those who have been on the list longer, may match the acceptable offer of someone placed on the list later – thereby acquiring the unit. Offers are confidential until a specified date when all are opened and reviewed by Officers of the Board and the Transferor.
